The housing sector has a considerable backlog of available units and an unequal distribution of good quality housing. On average, it takes seventeen years for councils to provide sufficient accommodation for individuals. As a consequence, the elderly and young, isolated individuals – without a support network, and adults with disabilities struggle to access affordable housing.

Due to insufficient social housing families are being forced to live below the poverty line and forced to rent private accommodation, which in most cases is below the Decent Homes Standard.

It is a time to build mindfully with the needs of the local community at the forefront.

Homes, will be designed in and around existing abandoned/derelict buildings with a view to integrate the developments into the fabric of the community. Ensuring that when you drive into a community you are unable to distinguish what is market rate and what is affordable. It is envisaged that the residents will be composed of diverse families.

Building reuse also, yields fewer environmental impacts than new construction. The reuse of buildings consistently offers immediate climate change impact reductions compared to new construction, energy efficient or otherwise. Studies have found that it takes between 10 to 80 years for a new building that is 30% more efficient than an average-performing existing building to overcome, through efficient operations, the climate change impact related to construction.

As this is a new initiative within our business, we are looking for the opportunity to build 3/4 good quality units, within existing/disused or derelict buildings. Thus creating a template for the future, where developments could be rolled out on a larger scale.

The initiative will be spearheaded by me, currently working within a partnership, as a director, on developments in Hertfordshire, where we have four sites in progress building four to five bedroom mid-high end residential homes.

Partnerships with Housing Associations, Quasi-Governmental Organisations and Local Authorities, will be pivotal in ensuring the success of the project, through the identification of appropriate real estate, which meet the needs of the local community.

The project will be commercially driven looking to build with a profit margin, but less than market, however it will not compromise on the quality of the build and sustainability (in terms of carbon foot-print). There will be a strong focus on community.
